The Step by step process to buying a home in north carolina

Step 1: Schedule a Buyer Consultation

Every home search starts with a plan. During our initial consultation, we'll discuss your goals, timeline, budget, preferred areas, and answer any questions you have about buying a home in North Carolina. I'll also explain the buying process, what to expect, and connect you with trusted local lenders if you haven't already been pre-approved.

Step 2: Get Pre-Approved

Before touring homes, you'll want to obtain a mortgage pre-approval. This helps determine your budget, strengthens your offer, and allows you to move quickly when you find the right home.

Step 3: Start Your Home Search

Once you're pre-approved, we'll begin touring homes that fit your budget and lifestyle. We'll compare neighborhoods, evaluate properties, and narrow down your options until you find the right home.

Step 4: Submit an Offer

When you've found the right home, we'll prepare a competitive offer based on current market conditions. In North Carolina, your offer includes important terms such as the purchase price, due diligence fee, earnest money deposit, closing date, and any contingencies.

Step 5: Due Diligence Period

After your offer is accepted, the due diligence period begins. This is one of the most important parts of buying a home in North Carolina. During this time you'll complete inspections, review HOA documents, finalize financing, and evaluate the property before making your final decision.

Step 6: Loan Approval & Appraisal

While inspections are underway, your lender will continue processing your loan and order the appraisal if required. You'll complete any remaining underwriting requirements before receiving your Clear to Close.

Step 7: Final Walk-Through

Shortly before closing, we'll complete a final walk-through to make sure the home is in the agreed-upon condition and any negotiated repairs have been completed.

Step 8: Closing Day

North Carolina real estate closings are handled by a closing attorney. Once the documents are signed, funds are received, and the deed is recorded, you'll officially receive the keys to your new home.

Let's talk FAqs....

Buying a home in North Carolina can feel different from buying in many other states because North Carolina uses a due diligence system. When a buyer goes under contract, they typically pay a due diligence fee directly to the seller and an earnest money deposit that is usually held in escrow.

The due diligence period gives the buyer time to inspect the home, review documents, secure financing, negotiate repairs, and decide whether they want to move forward with the purchase. This part of the North Carolina home buying process is especially important because the due diligence fee is generally non-refundable unless the seller breaches the contract.

North Carolina closings are also handled by a closing attorney, not an escrow company or title company like in some other states. Because of these differences, it is important to understand the process before making an offer on a home.

The basic steps to buying a house in North Carolina include meeting with a REALTOR®, getting pre-approved, starting your home search, submitting an offer, going under contract, completing due diligence, finalizing your loan, and closing with a North Carolina real estate attorney.

The home buying process in North Carolina usually starts with a buyer consultation so you can understand your budget, timeline, preferred areas, and what to expect. From there, you will get pre-approved with a lender, tour homes, and make an offer when you find the right property.

Once your offer is accepted, the due diligence period begins. During this time, buyers typically complete inspections, review HOA documents if applicable, work through financing, and prepare for closing. After loan approval, final walk-through, signing, funding, and recording, you officially become the homeowner.

Yes. Buyers should  get pre-approved before seriously looking at homes in North Carolina. A mortgage pre-approval helps you understand your price range, estimated monthly payment, loan options, and how much money you may need for your down payment, closing costs, due diligence fee, and earnest money.

In a competitive market like Charlotte, sellers also want to know that a buyer is financially prepared. A strong pre-approval can make your offer more competitive and help you move quickly when the right home comes on the market.

Getting pre-approved before looking at homes also protects you from falling in love with a house that does not match your budget or financing options.

The amount of money you need to buy a house in North Carolina depends on your loan type, purchase price, down payment, closing costs, due diligence fee, earnest money deposit, inspections, and other upfront expenses.

Most buyers should plan for more than just the down payment. In North Carolina, buyers often pay a due diligence fee shortly after going under contract, an earnest money deposit, home inspection costs, appraisal fees, and closing costs. Closing costs for buyers can include lender fees, attorney fees, title-related fees, prepaid taxes, homeowner’s insurance, and other settlement charges.

The exact amount varies by situation, but it is important to understand your total cash needed before making an offer. A lender can estimate your loan-related costs, and your REALTOR® can help you understand typical buyer expenses in the Charlotte real estate market.
